Do I need planning permission for my garden living space?

Often you will not, but like many things in the UK, the answer is: it depends. Below is a breakdown of when you might need planning permission for a shepherd's hut. 


Of course, this is just a broad overview and the best thing to do is log on to your local authority website and do a few minutes of research.

  • The hut is moveable (not permanently fixed to the ground).
  • It is used as a temporary structure, like for occasional overnight stays, office space, or a garden retreat.
  • It is within the curtilage (domestic boundary) of your existing property.
  • There is no business use (i.e. it’s not a holiday let or Airbnb).
  • You don’t live in a listed building or protected area (like AONB, National Parks, conservation areas, etc.).
